The Twelve-Thousand Rule
Every ton-to-BTU conversion in HVAC reduces to multiplying by twelve thousand, and there is nothing approximate about it — the ton of refrigeration is defined as 12,000 BTU/h. The origin is the ice trade: one short ton of ice, 2,000 pounds, absorbs 144 BTU per pound as it melts, for 288,000 BTU total, and spread over a day that is 12,000 BTU per hour. When mechanical refrigeration replaced harvested ice, the trade kept the ton so customers could size a compressor against the icehouse they already knew. A century later the arithmetic is still just "tons times twelve thousand."

The square-footage column is a shortcut, not a sizing method. Two houses with identical floor plans can need different tonnage if one faces west with single-pane windows and the other is shaded with modern insulation. The only honest way to size is a Manual J load calculation; the ton rating is its answer, rounded to the nearest half-ton, and then you multiply by twelve thousand to see it in BTU/h.
Engineering Context
The reverse direction is BTU/h to ton. To see a ton rating in SI power, run it through BTU/h to kW — a 3-ton system is 10.55 kW of cooling — or read it in BTU/h to watts. For the energy side, BTU to kWh puts the nameplate in electricity-bill terms, and kWh to BTU runs the other way.
